Luxury vinyl plank is bought by the carton, priced by the square foot, and installed by the row — three different units for the same floor. This guide takes a room measurement all the way to a carton count: the formula, how plank size changes the number of pieces, the waste allowance that actually applies to plank goods, and the expansion gap that quietly eats into your usable area.
Multiply the room's length by its width, add a waste allowance of about 8% for a standard 1/3 stagger, then divide by the coverage printed on the carton and round up. A 10 × 12 ft room is 120 sq ft, which becomes 130 sq ft to buy — about 56 planks at 7" × 48", or 6 cartons at 24 sq ft each.
The arithmetic for vinyl plank is the same arithmetic as tile: area, plus a waste allowance, divided by the coverage of the unit you buy. What changes is the unit. Tile is sold in cartons of pieces you count; LVP is sold in cartons of square feet, and the plank count only matters when you want to know how the rows will fall.
Measure the floor you are covering, not the room's outside dimensions. Subtract permanent obstructions that the floor will never run under — an island with a toe-kick sitting on the subfloor, a hearth, a built-in bench — but do not subtract appliances or freestanding furniture. Flooring runs under a dishwasher and a refrigerator, and stopping short of them is a repair you will pay for later.

A 6" × 36" plank covers 1.5 sq ft; a 9" × 72" plank covers 4.5 sq ft, three times as much floor per piece. Notice how the carton count moves in steps while the square footage moves smoothly. Between two rooms that differ by 20 sq ft you may buy the same number of cartons, or one more — which is why the last decision in an LVP order is always whether the leftover is worth keeping as attic stock.
LVP waste is generally lower than tile waste, for a mechanical reason: a plank is scored and snapped with a utility knife, so cuts are clean, fast and reusable. An offcut longer than the minimum stagger offset can start the next row, and in a rectangular room most of them do. What the allowance really covers is the pieces that come back too short to reuse, plus the ones you ruin learning the click-lock.

Waste factors explainedLVP cartons are heavier and cover more ground than tile cartons — 18 to 30 sq ft is the usual span, printed on the end of the box. Because the unit is that large, rounding up costs more here than it does with tile, and it is worth checking what the leftover actually is before you commit.

Floating LVP is not fastened down; it expands and contracts as a single sheet. Every manufacturer requires a perimeter gap — typically 1/4 inch, sometimes 1/2 inch on long runs — at every wall and every fixed vertical, hidden afterwards by baseboard or quarter round. That gap does not reduce the material you buy, because the planks are still cut to the room, but it does change where the cuts fall.
Lay a plank grid the way you would lay tile — every part-plank at the wall counted as a whole piece, no offcut reused — and the 10 × 12 ft example needs 59 planks instead of 56. Both numbers are correct answers to different questions.
Tile has to be counted the layout way, because a cut tile edge is a finished edge that has to face the wall and a cut piece rarely fits anywhere else. Plank goods are the opposite: the whole point of a stagger sequence is that the offcut from the end of one row becomes the start of the next. Order against the area method, and treat the layout count as the ceiling you would hit if you threw every offcut away.

LVP vs tile cost comparisonA 10 × 12 ft room is 120 square feet. Use 7–10% for a straight 1/3 stagger, 10–12% for a random stagger, and 12–15% for a diagonal layout. Add another 3 to 5 percent for an L-shaped room, for planks longer than 60 inches, or if this is your first floating floor.
There is no industry standard, but most LVP cartons cover somewhere between 18 and 30 square feet — larger than a typical tile carton because planks are lighter per square foot. The exact coverage is printed on the end of the box alongside the piece count.
Subtract permanent built-ins that sit directly on the subfloor and will never move, such as an island with a fixed toe-kick or a hearth. Do not subtract appliances or freestanding furniture — the flooring runs underneath a refrigerator and a dishwasher, and stopping short of them makes the appliance impossible to service later.
Because there are two legitimate ways to count. Dividing the square footage you buy by plank area assumes offcuts get reused to start the next row, which is what a stagger sequence does — that gives 56 planks for the 120 square foot example. Counting the way you would count tile, with every part-plank at the wall treated as whole and nothing reused, gives 59. Order against the first number.
Keep at least a few full planks, and ideally most of a carton. LVP print films and colour batches change between production runs, so a plank damaged two years from now is very unlikely to be matchable at retail. Storing leftovers flat and indoors turns a floor repair into a half-hour job.
